Making a request:

To request a draw for completed work, please send an email to [email protected].

Subject Line

Include the property address, your entity name, the draw number, and the total dollar amount requested.
Example: Charleston Home Buyers LLC – 123 Main St Charleston SC – Draw #2 – $10,000

Attachments

Attach the Rehab Wallet Draw Tracker and ensure the file is up to date. Learn more about the Rehab Wallet draw requirements.

If the provided documentation does not support the completed work stated in your email, you may be asked to submit additional documentation.

Virtual Inspection

Once the email request is received, our team will send you a link to download and start the virtual inspection through the Truepic Vision app on your phone. Follow the prompts to take video and photo documentation of the work completed directly in the app.

Each draw request requires its own Truepic inspection link, which is valid for two weeks. If you are ready to take your photos and videos, or soon will be, please reach out to us at [email protected] to get your Truepic inspection link.
If the video and photo documentation does not support the completed work stated in your draw tracker, you may be asked to submit additional documentation. Please ensure the videos and photos capture ALL of the work completed. When in doubt, take more videos and photos.

Approval

Please allow a minimum of 1 business day from time of draw request for review. Once the draw has been approved, you will receive a confirmation email and can expect to receive funds within 1-2 business days. Your funds will be submitted to the account on file in accordance with the ACH Form signed prior to closing.

Please provide your name and phone number if these are not included in your email signature. In most cases the reviewer will contact you with any questions or requests via email.

NOTE: As of 2025, the first four (4) draws are $50.00 each*. Any additional draws are $100 each. All draw fees are deducted from draw proceeds.

Frequently Asked Questions

1. Can Rehab Wallet pay my contractor directly?

Rehab Wallet can only deposit funds into your account that you provided and Rehab Wallet verified prior to closing (the account listed on the executed ACH Form). If you need to update your account information, please provide a voided check or screenshot of your banking account, ensuring your name, the account name, the account number, and the routing number are all visible to [email protected].

Rehab Wallet does not fund material draws prior to installation.

Rehab Wallet does not provide additional rehab funds after closing. If your rehab exceeds the initial budget provided in your scope of work (SOW), you are responsible for self-funding any overages. 

Self-funded portions of the rehab must be completed in equal proportion to Rehab Wallet-funded portions (e.g., a rehab with a self-fund budget of $4,000 will have self-funded when the renovation project is 50% complete).

If your scope of work (SOW) changes, a revised draw tracker is required for approval.

If the change will decrease the after-renovation value (ARV) of the collateral, the ARV must be confirmed prior to disbursing additional draws. A revised broker price opinion (BPO) will need to be ordered, the cost of which is the sole responsibility of the Borrower. Your loan is subject to a draw restriction if the new loan-to-value (LTV) ratio exceeds the maximum allowable limit.

Partial draws may be considered but are not guaranteed. Rehab Wallet will consider partial draw requests in which the category/line item is not 100% complete with photos, videos, and documentary evidence showing the amount of work that has been completed. In your draw request, you will need to clearly communicate which items you are requesting a partial draw for and how much has been completed (e.g., a draw request for Demo- 100% Complete and Framing- 50% Complete).

Videos and photos are accepted as draw documentation, but they must follow our submission guidelines.

  • Using the Truepic App: To simplify the process, you are required to use the Truepic app for all photo and video submissions. The app ensures all files include a timestamp and location stamp and are sent directly to our team, eliminating the need for separate file sharing.
  • Video Guidelines: Begin the video at the exterior of the home, showing the street number or mailbox. Proceed inside, documenting each room and all completed work as outlined in your draw tracker. Clearly narrate the video, specifying the location (e.g., living room, bedroom #1) and describing the work completed (e.g., “This is the living room, where demo is complete, and sheetrock repairs have started”). Continue this process until the entire property has been covered.
  • Mechanical Items and Appliances: All mechanical items (e.g., plumbing, electrical, HVAC) must show evidence of new work. For example, plumbing must be shown turning on the faucets or flushing toilets. Appliances, such as water heaters and HVAC systems, must display a manufacturer label for funding.

Rehab Wallet’s rehab holdback structure is a reimbursement program, meaning that funds are disbursed via draws based upon verification of the completed work stated in your approved scope of work provided prior to closing.

Please Note: Contractor deposits must initially be paid out of pocket and will ONLY be funded upon completion/partial completion of items outlined in your draw tracker.

There are no limits to the number of draw requests you can make. However, the first four (4) draw requests are $50.00 each*. Any additional requests after that will be $100 each. All draw fees are automatically deducted from draw proceeds.

Manufactured Home Frequently Asked Questions

1. What’s different about the draw process for manufactured home + land projects?

These projects often require extra verification steps, such as proof of permits, inspections, and utility hookups. Because they involve land improvements and manufactured housing, we must confirm all systems (septic, well, electrical, etc.) are functional before funds are released.

Yes, in some cases. Certain counties require permits for work like septic installation, well connection, or permanent foundations. Draws may be partially funded or held until copies of required permits or final inspection reports are received.

You can provide the following:
• County or DHEC permit/inspection approval
• Photos or video showing the system installed and operational (running water, flushing toilets, etc.)

Yes. Please make sure all serial or manufacturer tags are clearly visible in your photos or videos for items such as HVAC units, water heaters, electrical panels, and the manufactured home’s HUD plate or VIN tag.

You can request draws for completed site work once visible progress is shown (e.g., before/after photos, video walk-through). The land should be accessible, leveled, and ready for the home placement.

Yes. Evidence of insurance and full payment of the premium will be required immediately upon issuance of the Manufacturer’s Certificate of Origin (MCO). Draw funds beyond site work and the delivery cost for the home being set will not be disbursed until these documents have been received and approved.
